Our Story

Meet Justina & John Settles.

The family behind Seattle Commissary Kitchen — and the reason it feels less like renting space and more like joining a community.

How It Started

A need nobody was filling.

Years ago, Justina saw the same thing happening over and over: talented, ambitious people with incredible food ideas and absolutely nowhere to make them. Commercial kitchen space was scarce, expensive, and out of reach for someone just starting out. Nobody was building a real solution.

So she decided to build one herself. The idea was simple but powerful — create an environment where aspiring restaurant owners, caterers, bakers, and food truck dreamers could come together in a community and build their dreams side by side.

"Kind of like a gym. You don't build your own gym to get in shape — you join one, and you're surrounded by people chasing the same goal. We wanted that, but for food."

That first kitchen became two. Two became four. And along the way, more than 100 food businesses have launched, grown, and produced under our roofs — from farmers market vendors and food trucks to nationally-recognized brands.

Today, Seattle Commissary Kitchen is still family-owned and operated by Justina and John, and that family spirit is woven into everything — from how we treat members to how our team shows up every single day.

🧭 Help! I'm looking for the kitchen and I'm lost.

Marginal: Located in the South Seattle Business Park at 4634 E Marginal Way South, Suite E-120. There are TWO driveways for that address — our front entrance is in the second driveway off E Marginal Way. Look for our large blue Seattle Commissary Kitchen sign. If you see ~30 parking spots with a building on each side, you're in the wrong lot — head back to E Marginal Way S, turn right, and we're in the next driveway (a small lot with ~6 spots).

SoDo: Located at 3201 4th Ave S, Suite B, Seattle, WA 98134. Please note this location is not currently accepting new members. Morning shifts are only available on Friday, Saturday, and Sunday.

Stadium: Near Lumen Field at 1740 1st Ave S, just south of the Showbox SoDo in a tan-colored, one-story, stand-alone building with a banner visible from 1st Avenue.

International: Located at 1222 South Weller St, just one block west of Rainier Ave S.

📋 Licensing & Permits

Retailers need a permit from the King County Health Department; wholesalers need a food processor license from the WSDA. Every food handler needs a food handler permit (available online 24/7). We help guide you through it.

🛡️ Business Insurance

It doesn't have to be complicated or expensive. Many of our members use a local Seattle agency that offers competitive, affordable rates and quick turnaround.

🚚 Food Trucks & Mobile Vending

If you're building or buying a food truck, you'll want to know the City of Seattle's mobile vending rules and WA State L&I regulations. We can connect you with builders and parking resources.

💵 Funding & Loans

From SBA loans to local small-business grants, there are programs built to help food entrepreneurs. Local non-profits specialize in small business loans and education.

📚 Bookkeeping & Labels

Most members use QuickBooks Online for bookkeeping. For FDA-compliant nutrition labels, recipe costing, and inventory, affordable software options exist too.
